What is schematic design?
Schematic design is the first drawing stage of a project. It fixes the big decisions, which rooms, how big and how they connect, in simple scaled drawings. It does not include construction detail. Roommie produces drafts at this stage.

Structure, wall build-ups, exact electrical and plumbing design, and anything a builder needs to price or build.
What comes next
Design development adds materials and detail. Construction documents are the final, signed set used for permits and building.
Why speed matters here
Changes are cheap at this stage and costly later. Testing five layouts in a day is worth more than polishing one.

Is a schematic design enough for a permit?
Normally no. Permits need a fuller set prepared or signed by a licensed professional. Ask your local authority.

Architects and interior designers. Owners can also draft one to brief a professional.
