House flip calculator

Flip profit for real homes, repairs included.

Type something like “flip in Detroit up to $60k”. Roommie Invest finds real homes for sale, reads the photos to estimate repairs, finds what each home would be worth fixed up, and adds every cost of buying, holding and selling. Each home gets a profit, a return and a verdict: good deal, only at a lower price, or skip.

Roommie Invest flip results for Memphis: three homes with price, repairs, value fixed up and profit (example numbers)

What it works out for each home

The sum is the one flippers do by hand: the sale price fixed up, minus everything you pay to get there.

  • Buy: the price, plus taxes and fees. In the USA that is title, escrow, recording, the state transfer tax where the buyer pays it, a home inspection and a sewer camera check.
  • Fix: the repair estimate, plus 10% for surprises.
  • Hold: property tax, vacant home insurance, power and water, lawn and security, and loan interest if you use a loan, for the months the work takes.
  • Sell: in the USA, 5.5% agent fees, the buyer's title policy, a settlement fee, 1% repair credits and cleaning.
  • You get: profit and return on what you put in.

Value fixed up (ARV)

ARV means after repair value: what the home should sell for once it is fixed up. Roommie Invest calls it “Worth fixed up”. In the USA it comes from real nearby sales. In the UK it uses HM Land Registry sold prices for the same kind of home in the same postcode sector, in Germany ImmoScout24's price range for similar homes nearby, and in Belgium Statbel's official sold prices per town.

Repairs from the photos

The AI looks at up to 10 listing photos and reads the seller's text. It names the jobs the home needs, such as a roof, a kitchen, windows or wiring, and how much of each. Each job is priced from a repair cost list for that country and city. Roommie Invest takes the middle of the range and adds 10% for surprises. You can change the repair number, and every total updates.

The 70% rule

Many flippers pay at most 70% of the value fixed up, minus the repairs. Roommie Invest shows that number as “Highest price by the 70% rule”, in green when the asking price is under it and in red when it is over. The verdict itself uses the full cost sum, not the rule.

When it says good deal

A flip is a good deal when the profit is at least 15,000 (dollars, pounds or euros) and at least 20% of the cost. It says “only at a lower price” from 5,000 and 10%, and skip below that. Each home that is not a good deal gets one line saying why.

Loans and taxes

Turn on the loan to see a hard money loan in the USA: 90% of the price plus the repairs, at 10% a year, with a 1% fee. In the USA the profit is before income tax. In the UK, Germany and Belgium the tax on the gain is taken off: Capital Gains Tax in the UK, income tax in Germany when you sell within 10 years, and 16.5% plus town tax in Belgium when you sell within 5 years.

A worked example

One example on the Roommie Invest page: a home at $49,000, $1,554 to buy, $41,000 of repairs and $12,311 to hold and sell. Fixed up it sells for $132,000, which leaves $28,135 of profit.

Price

Free to start: 30 home checks with a free account, or 20 homes a day without one. One home check is one real home, found and checked. After that, 500 home checks cost $15 once and never expire, or Invest Pro costs $29 a month for 2,000 home checks. The same search again within 12 hours, and any question about a home, is free.

Questions

How do you calculate profit on a house flip?

Take the value fixed up (ARV) and subtract the price, the buying costs, the repairs, the holding costs and the selling costs. Roommie Invest does this for each real home it finds and shows every line.

What is the 70% rule in house flipping?

Pay at most 70% of the value fixed up, minus the repairs. Roommie Invest shows this highest price for each home and whether the asking price is under it.

How does it estimate repair costs?

AI reads up to 10 listing photos and the seller's text, lists the jobs, and prices them from a repair cost list for that country and city, plus 10% for surprises. You can change the number.

Which countries does it cover?

Roommie Invest finds homes for sale in the USA (Zillow), the UK (Rightmove), Germany (ImmoScout24) and Belgium (Immoweb). Portugal, Spain, Italy and France are coming soon.

How much does Roommie Invest cost?

It is free to start: 30 home checks with a free account, or 20 homes a day without one. One home check is one home found and checked. Then 500 home checks cost $15 once, or Invest Pro costs $29 a month for 2,000 home checks.

Is this financial advice?

No. The numbers are estimates from listing data, public price records and local averages. Always see the home, and check the costs with a local agent, lawyer, notary or solicitor before you buy.
