Find investment properties with AI
Ask for a deal. Get real homes, checked.
Type what you want in plain words, like “flip a house in Detroit up to $60k” or “rent in Manchester under £150k”. Roommie Invest searches the big listing sites, checks each home it finds, and ranks them: good deals first, then homes that only work at a lower price, then skips. Each one comes with the numbers and a link to the original listing.

Where it searches
Roommie Invest finds homes for sale in the USA (Zillow), the UK (Rightmove), Germany (ImmoScout24) and Belgium (Immoweb). Portugal, Spain, Italy and France are coming soon.
You can type any town. With no town, the USA search spreads over cities where homes are cheap, and the UK search covers 40 miles around Manchester. Germany and Belgium can be searched as a whole country.
Three ways to invest
Pick one in your message, or Roommie Invest asks.
- Flip: buy, fix and sell. It works out the profit after every cost.
- Wholesale: sell the contract to a cash buyer. USA only.
- Rent: buy and hold. It works out the cap rate and the cash flow.
What it checks on each home
The place: water, power lines, road access, flat or steep land, flood risk and storms, wildfire or tornadoes, from public maps. The home: its type and condition, read from the seller's text and the photos. The money: buying, holding and selling costs, and tax on the gain by country.
It reads the photos
The AI looks at up to 10 listing photos and reads the seller's text. It names the jobs the home needs, such as a roof, a kitchen, windows or wiring, and how much of each. Each job is priced from a repair cost list for that country and city. Roommie Invest takes the middle of the range and adds 10% for surprises. You can change the repair number, and every total updates.
Local costs
Each country uses its own taxes and fees. For example: landlord insurance by US state, stamp duty at England's second home rate, the German transfer tax by state, and the Belgian registration duty. Values fixed up come from real sales: nearby sales in the USA, HM Land Registry in the UK and Statbel's official sold prices in Belgium.
Before you buy
Each home ends with a short list of questions to ask, such as the age of the roof and heating, open permits, or the soil certificate in Belgium. You can change any number and the verdict updates. An iPhone app is on the way. Today Roommie Invest runs in your browser, on a computer or a phone.
