Wholesale deal analyzer
What a cash buyer pays, and what you keep.
Type something like “wholesale in Memphis up to $60k”. Roommie Invest finds real homes for sale in the USA, estimates the repairs from the photos and the value fixed up from nearby sales, and works out what a cash buyer would pay. Your fee is what is left above your contract price.

The sum
A cash buyer usually pays at most 70% of the value fixed up, minus the repairs. That is the maximum allowable offer (MAO). Roommie Invest shows it as “You can sell for”.
- Value fixed up (ARV): from real nearby sales
- Repairs: read from the listing photos and the seller's text
- You can sell for: 70% of the value fixed up, minus the repairs
- Your fee: that, minus your contract price, minus marketing to cash buyers and a title search
When it says good deal
A wholesale deal is good when your fee is $10,000 or more, and “only at a lower price” from $5,000. It also reminds you that you only put down an earnest money deposit, about $1,000, which you can lose if the deal fails.
State rules
Some states now need a license or written disclosures to wholesale. Roommie Invest has the rule on file for Oklahoma, Tennessee, Michigan, Ohio, Indiana, Missouri, Illinois, Pennsylvania and Texas, and shows it with the deal. For other states it tells you to ask a local lawyer before you sign.
USA only
Selling a purchase contract on is rare in Europe, and taxes usually apply twice. In the UK, Germany and Belgium, Roommie Invest marks wholesale as not available.
